projected property value
equity before costs and tax
cash flow after interest and running costs
Rent covers interest and modelled running costs from around year . Pre-announcement holdings retain current negative gearing treatment until sold.Eligible new builds retain negative gearing access under the announced reforms. For established property bought after the announcement, excess residential losses cannot offset salary income from 1 July 2027 but can be carried forward against residential property income.

Year-by-year cash flow

Gross rent minus interest and the running-cost allowance. Personal tax and principal repayments are excluded.

The selected sell-down goal is reached around year .The goal is not reached within 40 years. The tax percentage is a planning allowance on the capital gain, not a personal tax calculation.
04
Debt

Inflation changes the real weight of debt

The nominal balance stays fixed in this model. Its purchasing-power value falls as prices and incomes rise.

reduction in real purchasing-power burden
Real value after yearsNominal balance stays
This does not reduce the dollars owed or the interest bill. It becomes easier to carry only if rents or household income also rise.
